It will help you understand your legal obligations, and provides easy to use services with step by step guidance and documentation so you can save money by doing things yourself without making expensive mistakes.

Note – Landlord Law is more expensive than some other online services but most members find that the quality of the service and access to solicitor and Landlord & Tenant Law expert Tessa Shepperson’s advice via the members’ forum, more than makes up for this. A substantial number of our members have been with us for over 10 years.
* NB monthly members do not get access to the eviction guide until the start of month 2.
Note that payment for all membership types can ONLY be made via our online system by credit or debit card. We do not accept payments via BACS or cheque. All members will automatically receive a VAT receipt for payments made.
When you join Landlord Law, this will set up a recurring payment so your membership continues smoothly. But you can cancel this whenever you wish to end your membership.

Most Landlord Law members are landlords and the site was developed primarily to help and support private landlords. Many landlords have saved themselves thousands of pounds by using our service.
However many letting agents are also long term members – they appreciate the ‘plain English’ style tenancy agreements and forms (which are stored on our cloud) and being able to get quick advice via the forum
We also have advisor members, e.g. Local Authority staff and student accommodation offices – who often need quick answers to questions asked. Our articles and FAQ are ideal for this.

If you find that Landlord Law is not for you – that’s fine! Just contact us within 30 days of joining and we will cancel your membership and refund your payments within 14 days (and usually within 5 days). We will also refund your recurring renewal payment (eg if you forgot to cancel it) so long as you let us know within 7 days of payment. Refunds to returning members and ‘teams’ are made at our discretion.

Q: Tessa – can you tell me a bit more about your credentials?
A: I am a solicitor, I qualified in 1990 and ran my own specialist landlord & tenant law firm, TJ Shepperson, for nearly 20 years. I closed this in 2013 to concentrate on Landlord Law. I am fairly well respected in the industry.
Q: Do you deal with commercial property & long leases?
We specialise in short residential tenancies, for example, assured shorthold tenancies, and so we do not cover shops and offices or residential leases of over 7 years. Neither do we cover agricultural tenancies. However, the solicitors on our telephone advice panel may be able to assist in those areas.
Q: Can you act as my solicitor, for example, in evicting tenants?
A: Landlord Law is a ‘one to many’ online information service, and we do not take on any case work, although I provide some ‘one-to-one’ guidance to members via the forum. If you want to speak to a solicitor, we have a telephone advice service with a panel of specialist solicitors you can consult here. We also have a list of recommended eviction solicitors who members can instruct online.
Q: Is any of your content generated from AI services such as ChatGPT, which is sometimes vulnerable to ‘hallucinations’ (i.e. making up incorrect content)?
A: We do have a subscription to ChatGPT but it is not used for creating any Landlord Law content which (save where stated otherwise on the page) has all been written or created by Tessa Shepperson personally. Â
Q: Do you give tax advice?
A: This is a site for legal information and so does not cover tax advice. Neither do we offer any financial advice or services. Landlords are advised to speak to their accountants for tax advice.
Q: Do you give free advice to members?
A; Members can ask Tessa ‘quick questions’ in the members’ forum area. However, apart from this, ‘one-to-one’ advice is a paid extra service provided via our telephone advice service discussed above.
Q: Why should I join Landlord Law when so much legal and other guidance is freely available on the internet?
A: This is true, but you need to be careful as not all of that information is correct, and it may be out of date. Landlord Law content is reliable as it has been drafted by solicitor Tessa Shepperson, who will also answer ‘quick questions’ on the member’s private forum. Members also join for the professionally drafted documents and forms.
Q: Can I see your terms and conditions?
A; Yes, Landlord Law membership is subject to the terms and conditions you will find here.
Q: How can I be sure your system will work with my computer?
A: It should do, we use standard WordPress software and plugins. However, if you have difficulties, you can always cancel and get a full refund under our guarantee.Â
Q: If I need to cancel, what do I do?
A: You can cancel your subscription yourself online (we have a help article here)or you can contact us and ask us to cancel your membership for you.
Q; Can I get a refund when I cancel?
You can cancel and get a full refund provided you let us know (e.g. via our onsite contact form) within 30 days of first joining as a member. Refunds after that are at our discretion. You can also get a full refund of any recurring payment if you cancel and notify us within 7 days of the payment being made.
Q: Do I have to sign up for a whole year?
A; No. Only if you join as an annual member. If you join as a monthly member, then you can cancel your membership after one month if you want, or after several months or remain as a long-term monthly member. It’s up to you.
Q: Does your service cover Wales?
A: Yes, we have detailed guidance on the new Welsh legislation, along with forms and occupation contracts for you to use.
Q: Does your service cover Scotland and Northern Ireland?
A: No, those areas have different legal systems. Neither do we cater for landlords elsewhere, eg in American or Australia (apart from ex-pat landlords). This site is only relevant for property in England & Wales UK.
Q: Do you offer a membership service for businesses (as opposed to individual landlords or agents)?
A: Yes, please see the information page here about our ‘Teams’ service.
Q: Can I talk to someone on the telephone about my options?
A: No, our call handling staff are not trained to advise on this or on legal issues. We have detailed information pages here. If you have a specific question can you please ask this via our green button support service (you may need to wait for the info boxes to load) – we will normally get back to you within 24 hours
