Repossession services from Landlord Law
If you need to evict your tenant, we have two options:
1. Our all in one service for busy people, or
2. Our ‘do it yourself’ guides for have a go landlords
Some landlords enjoy bringing their own claims and doing it all themselves. However you can come a cropper if you do not know what you are doing. The Landlord Law kits and guides give you just the support you need (at a very modest cost). Read about them >> here.
However not everyone wants to do it themselves. Many landlords simply do not have the time, and others panic at the thought. If so, the ‘all in one’ service is for you!
All in one repossession service for busy people
Not available for tenancies which commenced before 15 January 1989.
This service includes:
1. Analysis
This is an essential part of the process. One of the reasons for the horror stories you hear, is that those cases were not properly analysed at the start.
Issuing court proceedings is rather like getting onto a fast train. If you find you have made a mistake it may be very difficult and expensive to get off!
No two cases are the same. As part of this service, I will look at your paperwork, discuss your case with you and advise on what courses of action are available. Advice can be by a written report, telephone call or our online meeting room.
Note - my policy is not to issue proceedings unless I consider that there is a very good chance of success. If at this stage, and after discussion with you, my advice is that your claim could fail or become protracted and expensive, I will not normally take it any further, and a proportionate part of the fee will be refunded to you.
2. Notices.
A properly drafted possession notice is generally essential for a sucessful claim.
I will check your notices carefully, and if necessarywill re-do them for you to serve. Or if you have not served any notices yet, I will draft these up for you.
If you are unable to serve them yourself I can arrange for a process server to do this, but there will be an extra fee of £120.00.
3. Possession proceedings.
I will act as your solicitor in proceedings for possession. All you will need to do is
- Check and sign the court paperwork
- Attend any court hearings, and
- Keep me informed, for example if the tenant pays outstanding rent
If there is a court hearing, the fee will include an advocate to attend court with you.
4. Bailiff eviction.
This is not always necessary, but if we need to use the bailiffs for your case, I will make the application at no extra charge. However, I will need you to pay the £110 for the bailiffs fee.
5. Landlord Law membership.
The fee includes six months Landlord Law standard membership
(Existing members will either have a proportionate refund or six months added to their membership account, as appropriate).
Managing agents - you can use this service to instruct me on behalf of your landlord clients provided your clients sign all the Court paperwork.
All in one fee £840.00
This fee is inclusive of all my work up to and including the first court hearing for possession (if any), VAT and the court fee, but does not include the bailiffs fee, which will need to be paid at the appropriate time, if a bailiffs appointment is necessary.
If for any reason a court order for possession is not obtained at the first hearing then further fees may be payable. Note that in the vast majority of cases the possession order will be made without problem. This is why I insist on a proper analysis of your claim at the start - to prevent issues arising after proceedings have been issued. There may be occasions however where unforseen problems arise. If this happens then the fee paid will include my advice at that stage on the best way forward.

Our 'do it yourself' service for have a go landlords
It is perfectly possible for landlords to bring their own claims if they are properly supported. If you decide to give it a go, following my step by step procedure will give you the best chance of sucess, at a very reasonable cost.
Step 1. Join Landlord Law.
You will need to join as a +Plus member which is £180 pa or £96 for six months. ![]()
Step 2. Follow the Tenancy Trail
You do this to find out what tenancy type you have - often there are different procedures for different types of tenancy (if you know your tenancy type, you can skip this step)
Step 3. Follow the Which Possession Proceedings trail
You do this to find out which kind of possession proceedings is the correct one for your situation - detailed advice with reasons why certain types of claim may be inappropriate
Note - if you are still confused at this stage, you can ask a question in the members discussion forum (free to members) or, for tricky cases, instruct me to advise (cost £96 for written advice, £60 for a phone call).
Step 4. Serve the correct possession notice on your tenant.
This is crucial. In most cases you will not succeed unless the proper notice, properly drafted, has been served on your tenant.
