I am a landlord and have been renting my flat to the same tenants for 4 years. The tenants where originally found by a local estate agency who took their deposit. The tenants are now looking to move on, but recently the estate agency has gone into administration and the deposit is not listed on the government deposit scheme.
Please can you help a panicking landlord on what I can do to help my tenants in this situation? Hampton Hill
I am a private landlord on a standard short term tendency agreement via an estate agent. After 3 months the tenant (who works in an estate agency) stopped paying rent, as I had rent guard insurance, they were informed and have a court hearing for eviction. The tenant has changed the lock and last week has illegally sublet to another person through his agency. Will this affect the eviction. AK
If the shorthold tenancy agreement expired after two years, and tenancy continued on monthly rolling contract for 4 months after which tenant left the property, can he as an ex tenant take an ex landlord to court for not putting his deposit to Deposit Protection Scheme during STA?
Tenant caused enormous damage to property and deposit is not enough to cover damages.
Tenant threatens Landlord to take him to court and ask for 3 rents as penalty for non compliance with deposit scheme if the Landlord does not pay back his deposit in full. Landlord has proof of damages on photos taken immediately after tenant vacating property, rapports from different subcontractors for remedy work to be done and invoices and bills.

I currently rent a property to someone on housing benefits, paid direct to me. The Tenancy Agreement was for 36 months, the tenant has been in the property for 23 months and just phoned me to say they are leaving in 4 weeks time. Can they do this? The agreement states they are liable for the full term or any loss I may incur until I find a replacement tenant. T Humphreys Haringey
