How to Invest in the UK Property Market by Gerry Fitzgerald
If you are serious about becoming a property investor/landlord then this is an excellent book to read. Mr Fitzgerald obviously knows his stuff and his book contains much useful information.
For example the book gives the best and most cogent reasoning I have seen for not using an agent - he is quite right of course, but perhaps only if you are a serious landlord.
He also gives a lot of very sensible advice about buying and the sort of things to avoid - for example new build and investor clubs. He also explains very well the whole subject of finance and mortgages, the organisations involved and the processes you will have to go through.
He then takes you through the process of finding and referencing a tenant. His view is that you should treat all references with suspicion and double check if possible. Agents, (he says) don't do that! There is discussion of the different types of tenant and the advantages and disadvantages of each.
The last part of the book contains useful if somewhwat sketchy, information about legal stuff such as tenancy agreements, deposits, landlords legal obligations and recovering possession. All good stuff, but of course you have Landlord-Law to tell you all this! The book ends with some chapters on tax matters.
All in all a very good book, well written and presented, and well worth the £9.99 price tag.
