The Buy to Let Handbook by Tony Booth
I started out when reading this book wishing I did not have to review yet another landlord and tenant book, and ended up wondering whether I ought to re-write most of my site!
Tony Booth is an estate agent and clearly has been involved in lettings for some time and has immense experience. His book reflects this and gives excellent guidelines for the practical side of letting property. The book is worth buying for the chapter on creating an inventory alone - so important to get this right at the start as it really helps prevent problems later.
As well as this the book takes you through the process of choosing and buying a property, and then covers preparing the property and the legal requirements, the process of choosing a tenants, tenant referencing, managing the property through to problem tenants and dealing with the end of the tenancy. There is also a chapter on Scottish Law.
I would particularly recommend this book to new landlords as it gives them what they need to know and provides contact details and web-sites for further information. However it will also be very useful for more experienced landlords as it will bring them up to date and they can check their own procedures against those recommended by Mr Booth.
All in all a very useful reference book, one to keep on the desk rather than in the bookcase.
