How Landlord-Law can help Landlords
Being a landlord is becoming more and more burdened by red tape, regulation and bureaucracy. Landlord-Law, from solicitor Tessa Shepperson, can help you through the maze.
H Slade, Landlord: "This web site is brilliant. It has put my mind at rest knowing that I can find information quickly and easily and is well worth the annual subscription fee"
Landlord-Law is particularly useful for:
- New Landlords
- Landlords who prefer not to use a letting agent
- Landlords whose tenants are not paying rent
- Landlords who need to evict tenants
- Landlords who want to understand the legal side of letting
- Landlords resident abroad, renting out property in England and Wales
Landlord, Warren O'Driscoll: "The Landlord-Law web site is easy to use and incredibly informative"
Some other features of Landlord-Law:
- You can (if you are an annual member) download unlimited numbers of our tenancy agreements - we have a wide selection, far more than the printed forms you buy in the shops, see the tenancy agreements sectionYou can see what is available via this link (you will need to scroll down the page) but you cannot download the agreements unless you are logged in as an annual member.
- We also have a Which Tenancy Agreement? An interactive question and answer section guide to help you find the right document for your situation (open to non members)
- You can download any of our eviction notices. It is very important to get these right as many landlords have lost their claim for possession due to simple errors. Our forms are professionally drafted and come with detailed instructions
- We also have a form you can use to serve on tenants after taking a damage deposit - remember you only have 14 days to serve this after taking the deposit from your tenant
- You can read our explanatory articles. There are many of these. They range from how to prepare a tenancy agreement, to information on the different types of tenancy, articles on HMOs and the Housing Health and Safety Rating System, and articles to help you choose the correct type of eviction proceedings. You will find recent articles here, other articles can be found in the relevant sections around the site
- There are also detailed FAQ on various aspects of landlord and tenant law and practice. You will find the landlords FAQ here
- Our members discussion forum is available for you to ask Tessa a question, if you cannot find the answer on the site. You will find the forum here
- You can also instruct Tessa to do legal work for you at fixed fees, for example bringing proceedings for possession, adapting a tenancy agreement, or simply to advise on a problem. You can read about our repossession service here, and read about some of Tessa's past cases here.
- We also have a monthly newsletter which keeps you up to date, and lets you know what is new on Landlord-Law
RD, Landlord: "I joined Landlord Law only yesterday and I think you may have saved me the cost of my subscription already"
Trying out Landlord-Law
You can see a lot of our content without being a member. For example:
- See the Questions and Answers section where you can read Tessa's ten most recent answers to questions emailed to her by readers (Landlord-Law members can also access all the past Q&A on the site which go back years). Ten new Q&A are loaded up every fortnight
- Look into the future by visiting the Law Reform section
- Read about landlord and tenant related books and products in the Reviews section
- Find out what services are offered by your Local Authority with our Local Authority Directory
- Read Tessa's Tips for Landlords
You will find a (more or less) complete list of free content here.
If you want to try our membership service, you can join as a daily member for just £4.00. This will allow you three days access to content such as the the FAQ, tips and articles. (Note - if you rejoin as an annual member within 24 hours we will normally refund your daily membership fee.)
If you want to ask Tessa a question on the forum, you can join as a monthly member for £20.
Most landlords who join however, want to use our tenancy agreements and forms, or our repossession service, and will therefore need to join as an annual member. If you are worried about whether your computer will work with the site (although most do) then you can consider joining first as a monthly member. This will allow you to upgrade if you wish, or cancel if you find the service is not suitable for you (neither of these options are available to daily members).

NB Ex-Pat Landlords:-
Using our service you can obtain legal advice and instruct a solicitor via email without having to return to England! We have acted for many ex pat landlords who would have found it almost impossible to recover their property without our service. As all our services are online, you can look things up and instruct us to do legal work, even though you may be at the other side of the world and with a large time difference.
Note that if you want us to act for you in court proceedings we will require you to sign the court paperwork (which we will email to you for you to sign and post back) and it may be necessary for you to return to England if there is a hearing, unless you have a managing agent to represent you.
Barbara Myers, Landlord: "Living in Australia, the flexibility of a website based solicitor helped me avoid all of the common delays associated with my case"
Note - all information on the site applies to the law in England and Wales only
We cannot help landlords, for example, renting property in the United States of America or Australia. Neither can we assist landlords of property in Scotland and Northern Ireland in the UK as they have different legal systems. Click here for more information for Scottish Landlords.
