Type B - Assured Shorthold Tenancy Agreements for a room in a shared house

In these agreements each tenant in a property will have their own individual tenancy agreement for exclusive use of their own room (or rooms) with shared use, with the other tenants, of the rest of the property (such as kitchen, sitting room etc). This is type of tenancy you should use if the tenants in a shared property are not renting together, and are likley to want to end their tenancies at different times.
They should not be used if you want to rent the whole of the property out under one agreement (see Type A agreements) or where you are letting to a company, you are a resident landlrod, or the rent is over £25,000pa (Type C agreements).
