The Landlord Law service is essentially a 'one to many' service. Members can use all the facilities of the site (which will vary depending on whether you are a landlord or a tenant member) plus you will be able to ask questions and discuss things in the forum.
However sometimes you will need more than this. The following services are also available to Landlord Law members.
All fees include VAT and are payable in advance. The links will take you through to pages with further details and then to a page where you can pay online and (where necessary) complete our application form.

Online consultation - £198 ** New**
Advice and discussion with solicitor Tessa Sheppersonusing our online meeting room software. Up to four people can attend (or more by arrangment).
As part of the consultation Tessa will be able to show you documents, web pages, or demonstrate where relevant information can be found on the Landlord Law site. You will need to provide full details of the problem and relevant paperwork so she can do some research in advance.

Telephone advice - £60.00
This is for a telephone advice call with Tessa Shepperson or one of the solicitors on our panel. Please note the following:
- The advice will be given in one telephone call only
- The call charges will be at your expense (i.e. you ring us), or use Skype
- The advice to be provided at a time convenient to Tessa Shepperson or any other solicitor giving the advice
- However the advice will be provided as soon as possible after it has been requested, and normally no later than seven days at the most (normally it will be given immediately or within a day or so).
- If the problem is too complex to give a complete answer during the telephone advice call, the solicitor will give preliminary advice and a quotation (if appropriate) for further work.
- The call may be recorded
Fixed fee advice service - £95.00
This is useful if you need a solicitor to read and advise on your paperwork, or if the problem is a confidential one which you do not want to discuss in the open forum.
You will need to pay the fee, complete our application form, and then provide your paperwork. A written advice will normally be emailed to you within seven days of receipt of the paperwork.
The advice will be done either by Tessa Shepperson or by a specialist property lawyer from another firm acting as our agent.
Although Landlord Law only covers English / Welsh law, we can also provide a fixed fee advice service for landlord and tenant law problems in Scotland. This advice will be done by a Scottish law firm.
Repossession work
There are three stages to evicting a tenant - (1) serving a notice for possession, (2) issuing possession proceedings at court and obtaining a Court order for possession and (if the tenant fails to leave) (3) finally evicting them via the County Court Bailiffs.
Note that there is guidance on the site to assist members carry out all three stages themselves. The possession notices are available to monthly landlord and annual members and our repossession kits are available to annual members. However if you prefer not to do it yourself, our repossession service is available to you.
1. Possession notices
Most landord or letting agent members use the Landlord Law possession notices which are provided on the site as part of our membership service. However if you prefer us to draft it for you this can be done. Our prices are as follows:
- £95 - drafting the notice for you to serve
- £195 - drafting the notice and arranging for service by a professional process server
2. Possession proceedings
There are two types of proceedings where we offer a fixed fee service
Accelerated possession proceedings. Our fee is £415.00 (inclusive of VAT and the Court fee).
Possession proceedings based on rent arrears. Our fee is £631.00 (inclusive of VAT, the court fee, and representation at the court hearing).

3. Bailiffs
Instructing the County Court bailiffs to physically evict the tenant. This service is only available where we have acted in possession proceedings. Our fee is £194.00 (insclusive of VAT and the court fee).
Tenancy Agreements
A wide variety of tenancy agreement types are available to landlord members via our tenancy agreement service. We can generally deal with any amendments required by members through this service, and landlords seeking an amendment should post an enquiry in the >> tenancy agreements forum area.
