Welsh landlords and agents should note that the rent limit for ASTs goes up to £100K in Wales on 1 December (see here for the statutory instrument).  It went up for ASTs in England on 1 October 2010.

The government has issued a consultation paper 'Options for dealing with squatting'.  The consultation period will close on 5 October 2011.

Tenants often stay longer than the original fixed term.  However you may not necessarily want to give them a complete new tenancy agreement.  One option is to allow the tenancy to run on as a periodic, from month to month or week to week, depending on how the rent is paid.

However often the parties prefer the security of a new fixed term, and a new document will be needed anyway if the rent is to increase.

The answer?  The Landlord Law renewal forms.  We now have forms for all tenancy types, and also one where there are guarantors.  These will make life easier all round - they are easier to prepare and use less paper.  Members will find them in the tenancy agreements section for the type of tenancy concerned.
